Transporting Your Tiny Home

Feb 3, 2025

One question our clients often ask is: “How do I get it home?” We’ve broken down the transport process step by step, addressing your top questions and concerns, so you know exactly what to plan for.

1. Is my home an oversize load?

Our models:

- The MacKenzie and The Sophia are the maximum they can be without triggering an oversize load fee.
- The Abel, being 4m wide, is an oversize load due to being wider than 3.1m.

Road Regulations: With an oversize load, a pilot vehicle is required and potentially permits, depending on what roads it will be travelling on.

Potential Cost: We find the added cost for an oversize load adds about 10% onto your transport bill - A very small amount in relation to the cost of the home and the long term benefits of getting the width you want.

2. What Will It Cost?

Transport costs vary based on factors like distance, route complexity, and the size of your home. FWe recommend letting us know your final location and any unique site constraints early on, so we can provide a tailored quote.

  • No Surprises: We’ll source multiple quotes from trusted transport companies to find the best option.

  • Payment Arrangements: Transport fees are separate from the purchase price of your home, and we’ll guide you through every detail to make it a smooth and easy transaction.

  • Insurance: Insurance to safe guard your home is on top of the transport price. When insuring your home for when it is in its final location many tiny home policies from providers such as FMG will cover transport as well, saving on extra insurance for the delivery.

3. Site Access and Preparation

Challenging access points—like steep driveways, narrow roads, overhanging trees, or low power lines—can complicate delivery. Here’s how we handle it:

  • Initial Assessment: We’ll discuss your property layout, terrain, and possible obstacles in a pre-delivery consultation.

  • Site Visit (If Needed): In particularly tricky cases, a site visit can confirm if a crane is necessary or if a standard tow will do.

  • Crane Options: If road access is impossible, craning your home onto site can be a surprisingly efficient solution—just ask, and we’ll help coordinate.

4. Delivery Day: What to Expect

We handle the whole process for the client -

  • Timing: We will coordinate with the transport company of your choosing around date and time of pickup/delivery to suit your schedule - handling it all for you.

  • Safety Measures: Expect escorts if your tiny home is considered an oversized load. You might see pilot vehicles with flashing lights to alert other drivers.

  • On-Site Setup: Some moving companies will provide this service for an additional cost.

  • Pro Tip: Clear any debris, vehicles, or other obstacles before delivery day to speed up the process and reduce costs.
